BUYERS BUYERS BUYERS BUT NOT MANY HOMES

The real estate industry is forever changing, with low inventory, low interest rates, multiple offers, bidding wars and too many cash buyers willing to pay regardless of appraised value I would say NORTHVILLE  we have a problem! People who aren't selling fear property taxes will go up in excess because of overinflated values. Investors are hitting the jackpot and charging higher rents than what tenants would pay if they had a mortgage.

Many buyers choose new construction but with the Buyer's home selling so quickly, and Builders taking approximately 14 months or longer to build the patience wears thin quickly. Building takes time. Materials are in high demand. There are back-orders, shortages, defective products, mismatched colors and materials, crews to hire, train and fire. Good workers are working overtime. Projects that need to be expedited may need to be redone. Haste is waste. The weather is unpredictable. Everyone wants to close sooner rather than later but issues come up. Inspections say, the house isn't ready. And the buyer, now tenant says, my lease is up! I have no where else to go!

What's a buyer to do? Have a plan, and a back-up plan, and another back-up plan in case one doesn't work. Stay focused on your jobs. Employers don't have patience with employees stressed out and making personal phone calls to check on the status of inventories, new listings, or telling the Real Estate Agent what to do, like check on that listing in Zillow because Zillow says it's an active listing and why isn't it for sale if it's being advertised by Zillow? Everybody is talking. Everybody likes to give advice, but the truth is, a Real Estate Agent doesn't have a magic wand.
