Northville High School Among Top Schools Nationwide

Newsweek on Wednesday published its list of top high schools nationwide, alongside a second set of rankings that comes with a twist.
In addition to its Top 500 schools list, Newsweek compiled “Beating the Odds” rankings, a look at schools that excel despite economic and other obstacles.
Twenty-two Michigan schools are on the list, including some that made the primary top high schools nationwide list. Among them was Northville High School, the No. 426 “beating the odds” school.
Here were the top 10 schools that Newsweek says are “Beating the Odds”:
  1. Success Academy (Cedar City, UT)
  2. Northside College Preparatory HS (Chicago, IL)
  3. Transmountain Early College HS (El Paso, TX)
  4. The Brooklyn Latin School (Brooklyn, NY)
  5. West St. John High School (Edgard, LA)
  6. Townsend Harris High School (Flushing, NY)
  7. Payton College Preparatory HS (Chicago, IL)
  8. Hollis F. Price Middle College High School (Memphis, TN)
  9. San Gabriel High (San Gabriel, CA)
  10. Valley View HS (Pharr, TX)
Here are the Michigan schools:
No. 18, Henry Ford Early College, Dearborn Heights; No. 42, City/Middle High School, Grand Rapids; No. 76, International Academy, Bloomfield Hills; No. 101, Ashley High School, Ashley; and No. 155, Fordson High School, Dearborn.
Also, No. 204, Skyline High School, Ann Arbor; No. 221, New Buffalo Senior High School, New Buffalo; No. 240, The Early College at Lansing Community College, Lansing; No. 257, East Grand Rapids High School, Grand Rapids; and No. 309, Cass Technical High School, Detroit.

TEN REASONS TO LIST YOUR HOME DURING THE "HOLLY"DAYS SEASON

1. Inventory is low so there is less competition from other sellers.

2. Less competition means more attention from buyers

3. There is less buyer traffic then in the spring time, but the buyers who are out there
 are generally serious.

4. People spend more money in the 4th quarter of the year.

5. Your home will look more festive and appealing during the holidays.

6. Interest rates are lower ~ buyers can afford more.

7. Buyers take more vacations now ~ have more leisure  time to look.

8. Our winter weather is generally mild temperatures and easy to show homes.

9. Buyers who want to buy for tax purposes will want to close before the end of the year.

10. There is more social buzz this time of year on the web, at parties and other social gatherings.  More opportunities  for people to discuss your home and its attributes.

5 Reasons You Shouldn’t For Sale by Owner



Some homeowners consider trying to sell their home on their own, known in the industry as a For Sale by Owner (FSBO). I think there are several reasons this might not be a good idea for the vast majority of sellers.

Here are five reasons:

1. There Are Too Many People to Negotiate With

Here is a list of some of the people with whom you must be prepared to negotiate if you decide to FSBO.
  • The buyer who wants the best deal possible
  • The buyer’s agent who solely represents the best interest of the buyer
  • The buyer’s attorney (in some parts of the country)
  • The home inspection companies which work for the buyer and will almost always find some problems with the house
  • The appraiser if there is a question of value
  • Your bank in the case of a short sale

2. Exposure to Prospective Purchasers

Recent studies have shown that 92% of buyers search online for a home. That is in comparison to only 28% looking at print newspaper ads. Most real estate agents have an internet strategy to promote the sale of your home. Do you?

3.  Results Come from the Internet

Where do buyers find the home they actually purchased?
  • 43% on the internet
  • 9% from a yard sign
  • 1% from newspapers
The days of selling your house by just putting up a sign and putting it in the paper are long gone. Having a strong internet strategy is crucial.

4. FSBOing has Become More and More Difficult

The paperwork involved in selling and buying a home has increased dramatically as industry disclosures and regulations have become mandatory. This is one of the reasons that the percentage of people FSBOing has dropped from 19% to 9% over the last 20+ years.

5. You Net More Money when Using an Agent

Many homeowners believe that they will save the real estate commission by selling on their own. Realize that the main reason buyers look at FSBOs is because they also believe they can save the real commission. The seller and buyer can’t both save the commission.
Studies have shown that the typical house sold by the homeowner sells for $184,000 while the typical house sold by an agent sells for $230,000.   This doesn’t mean that an agent can get $46,000 more for your home as studies have shown that people are more likely to FSBO in markets with lower price points.
