Understanding home appraisals

Congratulations! Your home has a buyer, and you are now under contract. If your buyer is securing a mortgage, the lending company will require an appraisal of the property in order to proceed. The National Association of Realtors defines an appraisal as an opinion of value for sale price decisions. There are several reasons why an appraisal is an important part of both the selling and buying
process. Here’s what it’s all about:

An appraiser’s role. A certified appraiser will begin to determine your home’s value by doing an inspection of the property. They also will research current listings, recent sales data, and municipal records to make comparisons with similar properties in order to determine the home’s appraised value.
Determining mortgage terms. The buyer and their lender are particularly interested to see if the purchase price is in line with the property’s value. This helps them determine the amount of mortgage they will offer. According to the NAR’s Guide to Understanding Appraisals, the loan-to-value ratio is based on the appraised value and helps lenders figure out how much money may be borrowed to purchase the property and under what terms. If the LTV is high, the lender is more likely to require the borrower to purchase private mortgage insurance.

Appraisals are not definitive. While the appraiser is giving a professional opinion, the amount may differ depending on the timing and the individual doing the evaluation. Changing market conditions may be a factor. Changes in market conditions also can dramatically alter appraised value
.
There are additional purposes for doing an appraisal. While they are done primarily for mortgage purposes, they are also useful to both a seller and buyer when researching assessed value for property taxes and estimating home values for insurance purposes.

Selling Your Home? 14 Areas You Don't Want to Forget to Clean.

Selling Your Home? 14 Areas You Don’t Want to Forget to Clean!
If you have plans to sell your house, chances are high on your list of projects is to make sure your home is clean.

However, besides scrubbing your floors and cleaning windows and bathrooms and kitchen sinks, there are areas that you might miss.
Potential buyers may miss these areas but don’t count on it.  In fact, you don’t have to wait until you’re selling your house to tackle these areas!

Don’t forget to clean these 14 areas:

*Behind and on top of the refrigerator

*Light bulbs and  lampshades- hopefully these will be turned on when your home is being shown.  So, make sure these are clean
*Outdoor mats- or purchase new ones.  This is one of the first things a buyer will see. You want it to say “Welcome” and not “I’m old and dirty.”

*The cords behind the television and other electronics. It only takes a few minutes to run down each cord with a dust cloth, but you’d be surprised at what a difference it will make.
*Inside the oven and microwave- Buyers will open these! Don’t forget the burners.
*Ceiling fan blades- nothing worse than looking up and seeing a colony of dust bunnies.

*Air vents- break out the vacuum for this task!
*Inside your dishwasher- Many will often open and look in this just as they will the oven and microwave.
*Door frames and doors- So many hands touch these daily.  Get  Mr. Clean Magic Eraser and clean the smudges.
*Light switch plates- You can use the same Magic Eraser or if need be, replace it with a

new one.
*Behind and under furniture- Just because it isn’t seen doesn’t mean that it isn’t noticed.
*Window sills-You’re always told to make your windows sparkle but don’t forget the window sills.
*Kitchen sink drains- no one is looking in it, but what’s in it could be sending a not so nice signal to your buyers. Use baking soda and vinegar, then hot water or ice cubes and coarse salt.
*Sliders- clean thresholds.  Those little tracks collect so much gunk and dirt.  But your buyers will be heading out them to take a look at your pool area.  Make sure these are thoroughly cleaned.
Don’t forget to clean these hidden areas before you put your house on the market!   Let the buyers know that their next home has been well cared for!

SO YOU SAY YOU HAVE SOME STUFF!

by HOLLY HURD

There was a very moving article posted on MSN news a few months back about hoarding.  I truly appreciated the honesty, compassion and creativity that the photographer took in depicting what it was like living in that situation.  Hoarding is not just something that happens, there is often mental illness associated with it.
Living with a Hoarder
I can absolutely relate, as my mom was a hoarder, too.  The hoarding became worse over the years.  Fortunately, it didn't become an issue of substandard living until she had left our family and moved into her own home.  My mom died 10 years ago.  She lived alone and suffered greatly from mental illness, namely bipolar disorder and schizophrenia.  When it was time to clean out her house, we could barely walk from one room to the next.
Professional Compassion
Hoarding is a result of an underlying illness.  For the family that eventually has to sell a hoarder’s house, the process can be overwhelming.  They must not only work through emotional issues, but also through the “stuff”.  On the one hand, it is only "stuff", right?  But on the other hand, that stuff still has history for the family.  And dealing with that stuff and that history brings up a ton of emotions and can shut people down, rendering them incapable of moving forward.
Sellers in this position need guidance, solutions, patience and understanding.  To them, the house is probably embarrassing, confusing and overwhelming.  But with professional compassion, I can help them through the process of getting the house ready for sale.  When you are ready to sell your Northville or Novi home call me Holly Hurd.

IF YOU WANT TO SELL YOUR NORTHVILLE MICHIGAN HOME IN THE WINTER

                                                          by HOLLY HURD

What not to do when selling your Northville or Novi  Michigan home in the winter.

It is cold out side today in Northville Michigan.  Trying to sell a
home in the winter?  It defiantly has its plusses and minuses like any other market  ( time of year) but
when you are selling your home in the winter watch out for some mistakes a home seller can make.

1.) Not shoveling the walk and keeping the driveway and walkway clear of ice. If you do not take care of the outside you are telling the buyers that you do not take care of your home and you are not serious about selling. Make a good  first impression.

2.) Close off rooms or turn off heater vents in rooms. If you shut off the heater vents or close off the room you automatically are telling the buyer that it is costly to heat your home. Do not do that. Keep your home at a comfortable temperature so the buyers want to stay in your home.

3.) Keeping your home chilly. If you keep the house temperature down when buyers are coming in they are automatically going to think that the house has expensive heating bills. That it is too costly to heat the home. So turn the heat up and do not be frugal when selling your Northville or Novi Michigan home.

4.) Have plastic on the windows. Having plastic on your windows automatically tells every home buyer that your windows are no good. So the buyer is going to be figuring out how much windows are going to cost. Putting in windows is not a do it yourself project. They will have to hire somebody and it is not a cheap project. So even if you have a slight draft out of a window do not put plastic on them.

5.) Having ice dams and icicles hanging from the house. Go out and break them off.

6.) Have insulation in the fireplace, or over windows. Again showing that you have a draft issue or a heating problem only hurts you. Put it away.

My real estate expertise and many effective marketing programs will give you the exposure and edge you need to sell your home quickly and for top dollar.  My marketing is second to none and has been tested and studied time and time again for maximum results. So if you are thinking about selling your Northville or Novi Michigan home then call me TODAY to get started.

OPEN HOUSES

by HOLLY HURD

You just love running around Saturday and Sunday and stopping in at Open Houses.  Who doesn't?

Some people do it as they are hitting all the yard sales.  It's fun!  It's enlightening!  You can see how

people decorate and sometimes make yourself feel better about your own home.

But, sometimes, you walk in to that Open House in a neighborhood you like, and you go bonkers.  You love it.   You want it.  You gush in every room as the agent shows you around.  You just cannot stop saying how much you love it!  You want it!!  You've got to have it at any price!!!  You can afford it, you tell your husband(wife/mate/friend).....and the agent who is behind you.
Guess what?  You just gave away the bank.  That agent running the Open House works for the seller.  Yep. That's right and they heard everything you said.

"Oh no she didn't.  It wasn't the listing agent,"  you say, as you read this.
Well, guess what??  It doesn't matter who the agent is.  The agent running an Open House is working as a representative of the seller's agent and therefore, works for the seller!

Just remember when visiting an Open House without a buyer's agent,  "anything you say, can, and will be used against you...if you put in an offer!"
Soooo....rule of thumb--Keep Your Mouth Shut!!

4 Reasons to Buy Before Spring!

by HOLLY HURD

The holiday season is behind us, time to focus on what exciting new
experiences 2015 can bring! If you are planning on becoming a
homeowner, or moving up to the home of your dreams in 2015, here
are four great reasons to consider buying a home now, instead of waiting until spring.

1. Prices Will Continue to Rise

The Home Price Expectation Survey polls a distinguished panel
of over 100 economists, investment strategists, and housing market
analysts. Their most recent report projects appreciation in home values
over the next five years to be between 15.1% (most pessimistic) and 32.8%
(most optimistic).
The bottom in home prices has come and gone. Home values will continue
to appreciate for years. Waiting no longer makes sense.

2. Mortgage Interest Rates Are Projected to Increase

Although Freddie Mac’s Primary Mortgage Market Survey shows that
interest rates for a 30-year mortgage have softened recently, most experts
predict that they will begin to rise over the next 12 months.
The Mortgage Bankers Association, Fannie Mae, Freddie Mac &
the National Association of Realtors are in unison projecting that rates
will be up almost a full percentage point by the end of 2015.
An increase in rates will impact YOUR monthly mortgage payment.
Your housing expense will be more a year from now if a mortgage
is necessary to purchase your next home.

3. Either Way You are Paying a Mortgage

As a paper from the Joint Center for Housing Studies
at Harvard University explains:
“Households must consume housing whether they

own or rent. Not even accounting for more favorable

tax treatment of owning, homeowners pay debt service

to pay down their own principal while households that rent

pay down the principal of a landlord plus a rate of return.

That’s yet another reason owning often does—as

Americans intuit—end up making more financial sense than renting.”

4. It’s Time to Move On with Your Life

The ‘cost’ of a home is determined by two major components:
the price of the home and the current mortgage rate. It
appears that both are on the rise.
But, what if they weren’t? Would you wait?
Look at the actual reason you are buying and decide
whether it is worth waiting. Whether you want to have a
great place for your children to grow up, you want your
family to be safer or you just want to have control over
renovations, maybe it is time to buy.
If the right thing for you and your family is to purchase a
home this year, buying sooner rather than later could lead to
substantial savings. Give me a call or text today, I can help in your
buying and selling needs.

The Top 5 Things First Time Buyers Must DO

The Top 5 Things First Time Buyers Must Do
Don’t you sometimes hate being told what to do?
But when planning to make what will be the biggest financial investment in your life – that’s scary sounding, isn’t it – you need to know the essentials to do in order to accomplish your goal and not make mistakes you will regret.
Buying a home is not like purchasing a DVD or a shirt you can return to the store and get your money back if you don’t like it.
As a first time buyer if you aren’t prepared to do the work, then perhaps you are better off staying away from home ownership until you are ready. Only you will know that for sure, and that's OK.
So, assuming you have made the decision to buy your first home, let’s talk about what you need to do. Take a deeeeep breath - there's a lot here.

GET PRE-APPROVED
Agents tell buyers this ad nauseum, but sadly so many, even experienced buyers, do not take this step seriously. Unless you are a cash buyer with big pockets, generous parents, a trust fund or inheritance, you’ll need a mortgage. Most people do. You need to know what you can qualify to borrow. No sense in looking at $500,000 homes when you are only qualified to purchase a $150,000 condo because of your income, assets, debts and credit.
Knpow how much you can afford to spendIf you are not prepared to go through the pre-approval process and provide all the information and supporting documentation the lender needs, that may signal you are not ready to buy your first home.
Yes, getting a loan these days can be a hassle, but the hard work and effort will pay off.
Another thought? Make sure you know your personal budget. Just because the bank is excited about loaning you $350,000 does not mean you should take the whole enchilada. If the monthly payment ends up being most of your take home pay, including all that discretionary money you want each month for travel, sports, clothing and partying, you will regret it.
Maxing out your house budget will make you miserable.

WORK WITH A QUALIFIED REALTOR®
You might think the Internet is the be-all-end-all of information, with answers to every question about real estate. Don’t be fooled. There are plenty of gaps, discrepancies, contradictions, and enough stuff to confuse even the most savvy home buyer.
You’ve never bought a home before and you need a trusted, knowledgeable REALTOR® who can answer questions, educate you, guide you through the process, and help find solutions to problems that might arise.
Not to mention you want someone in your corner, watching out for your best interests, financial and otherwise. The Internet can’t do that. Neither can your best friend, nor the agent who is representing the sellers.
Why do you think the seller has a contract with the listing agent? Having a REALTOR® working with you is similar to having your own attorney protecting you in a legal matter. Your agent is NOT, and cannot act as, an attorney, but the relationships are similar.

DECIDE WHAT YOU NEED IN YOUR FIRST HOME
You’ve never bought a home before but you likely have some ideas, even vague, of the things that are important to you. Notice I said “what you need.” Focusing on what you want, rather than what you need, will likely be frustrating since so often the budget for those wants is lacking, especially in first time buyers.
Sometime we humans want things we really don’t need. That’s not to say you shouldn’t dream. But be prepared to give up some of those wants in order to get that you truly need, and can afford.
Consider the community and local neighborhood, too. It’s not just about the house.A great house in an area you hate won't do you much good.

UNDERSTAND THE LOCAL MARKET CONDITIONS
There are a number of truisms in real estate. “Real estate is local” is one of the better known. The local market conditions will affect you in significant ways – the inventory available to you in your price range, the competition from other buyers, pricing, the strategy you use when making your offer, negotiations, and more.
Doing your research on the local market and looking at homes will help you better understand what is going on. Watch what is selling, how quickly, and for what price.
But the best source of the true nature of the local market and HOW this affects you as a buyer is your REALTOR®. Not the media, your best friend, your family or your neighbors.
Ask to be educated so you will be prepared and act accordingly.

HAVE THE RIGHT ATTITUDE
This is complex, but then so is buying a home. You need to have an attitude of commitment – to do the research, to asking the right questions, to getting financially prepared, and to spending the necessary time to look at homes and neighborhoods. You will likely find that house hunting is like having a second full-time job. Treat it seriously.
Be realistic. You are not buying your dream home, unless you have a ton of money. And you probably won’t be living in your first house forever. Expect that there will be plenty of trade offs, and things you are not in love with. But keep the long term goal in mind – buying your first home!
Be excited! This will be fun time, although you can expect it will be filled with lots of anxiety and nerves…it should be, because it’s a big deal.
Be positive. It may take a while to find the right home. Or you might be in competition a number of times before you succeed. Keeping a positive attitude, even with the ups and downs will help. Your REALTOR® HOLLY HURD can help with this.
