Who is to BLAME when a Home Sells TO QUICK



I am not sure if it is even possible to sell a home "too quick". Lets set the scene on this Northville, Mi. area home. The sellers were exploring selling the home as a FSBO. The sellers are a large family of siblings. They also met with the "neighborhood" agent to see what they could offer in selling the home.
Lets use some numbers to show you what they wanted. The seller wanted to net $380,000. The "neighborhood" agent said it was worth $300,000. A local builder offered $260,000. With so much differing information, one of the siblings suggested they meet with me. I had sold him 2 homes and sold 2 of his homes in the past.
Coming in, I was not aware of any prices. Was not aware of what any other agent said the home was worth. I viewed the home. I asked questions. I also did my homework. I drove by the home a couple of days before my appointment. I researched what has sold. I researched what is for sale. I showed up with all my comps. As we sat I was able to adjust my value to the repairs needed.
I gave them a value AS IS of $400,000. I let them know we should ask up to $430,000 to build in seller concessions and or repairs in case a buyer asked. They then told me of the other values. My price fell in what they wanted to net. But could I sell it? I let them know not only could I sell it, but I could sell it quickly as they wanted. I anticipated offers within 2 weeks and having it under contract within 3 but no more than 4 weeks. It was a bold statement they said. I was sure as I know my values, I know the area and know my marketing works to reach potential buyers.
Fast forward within 2 weeks I had 3 offers come in. I sent the offers to the sellers and called to go over them. We chose the best offer and the best terms. In the end the home sold for EXACTLY what I said it would. All the family members were happy except one.
I sold the home too quick.
I did not call him first with the offer. I emailed it to all siblings at the same time. He should have been first.
His "neighborhood agent" did not sell it. "He had a buyer too." WELL....It was in MLS and many buyer agents brought their clients. That agent never showed it. You can not sell it if you do not show it.
The moral of the story is that you can not make everyone happy, but you can make most people happy. It would not have mattered if I got 10 million dollars for it. The rest of the family is beyond happy and full of thanks for the effort and quick sale.
You simply need to know that a Buyer or Seller should not choose just any agent, choose the BEST agent for the job. Having an agent that works for you is a must.
