One of the most frustrating parts of selling a home is window shoppers. In the spring and summer, Sellers are more likely to run into people who are “just looking” or who might just be curious about what the inside of the house looks like.

In the winter, Sellers are much less likely to encounter people who don’t have any intention of buying. Bad weather, shorter days, and year-end responsibilities make window shopping less prevalent.

On the other hand, people who do look at houses in the winter tend to be more serious about buying. They’re braving the elements. They’ve got their year-end ducks in a row. They may actively be looking now to avoid the spring housing rush.



And in some cases, selling a house in the winter can yield a higher price for Sellers. According to realtor.com, “Statistics show that homes actually sell at a slightly higher price in winter.”

If your Sellers don’t want to deal with window shoppers, selling a home during the winter could be the answer. Be sure that your Sellers understand the difference between the kinds of Buyers who look in the winter and Buyers who look during peak seasons.

Fewer homeowners try selling their house in their winter

Sellers might be tempted to wait until spring because that’s when everyone else sells. But fewer Sellers on the market means more eyes on the houses that are on the market. This is an instance when going against the grain can be a big differentiator, especially if you and your Sellers can stage the house well.

When Sellers have less competition to worry about, it can create a quicker sale. With this in mind, it’s important that you clearly understand how urgently your Sellers want to sell. Make sure you ask this question directly, as it can help you serve your clients’ needs more successfully.

Between more serious Buyers and less competition, selling a home in the winter can yield faster sales. According to one Redfin study, when Sellers list their houses in the winter, they’re more likely to sell within six months than a Seller who lists in the spring.

THE POWER OF BEING STILL




There is no doubt we are in unprecedented times. For most of us, this creates a heightened degree of stress and uncertainty. Over a third of the country has been asked to stay home and our once booming economy has come screeching to a halt. When can any of us remember being told by the government not to go to work?
While this seems somewhat terrifying, we all know that it is for the greater good of all of us. So here we have it, we are being told to stay home and be still.
For many real estate agents, asking them to be still is like asking a shark to stop swimming. It's just not possible. For many of us, we thrive on staying busy and having a routine. The thought of being still is terrifying. But there is power in being still, power in slowing down, power in reconnecting with ourselves, and power in not doing anything.
Use this precious time we have been given to reflect and make new priorities, new tasks, new connections, and new to-do lists. If being busy is what you thrive on, then find tasks to do at home. If connecting is what you thrive on, then connect in a new way; perhaps by sending text messages, calling loved ones, or even by the traditional, good old-fashioned writing of letters, notes or cards. And if you just want to feel good, then do something good for others. Whether that is simply making a donation to your local hospital or paying for a first-responders coffee at your local coffee shop drive through, doing good always feels good.
Extra worry and panic have never served anyone well, and this is a time to dig deep and use your time wisely. With all of the frightening news that we are bombarded with every day, it is no wonder we are all chomping at the bit to get back to our regular schedules. Please trust that this will pass, and that we will all be back to our regular schedules soon.
Whether we want to believe it or not, this virus will affect each of us in a profound way. For some, it will remind us how important it is to slow down once in a while. Yet for others, it hits home the point about needing an emergency fund in the bank. No matter what lesson we each learn, we will all be better because of it. There is power in being still, you just have to allow it to happen.

Real Estate Agents Giving Sellers False Hope On Market Value
Inventory in many areas is low – extremely low, in some locations even historically low. Real Estate agents telling sellers that they can sell their home at an unrealistic price just to win the listing is nothing new but, it becomes more prevalent when low inventory is a current market trend. Low inventory is a positive factor for sellers, it all comes down to supply and demand, but, when inventory is low some agents take the path of telling a seller whatever they want to hear just to get the listing.


In a seller’s market having more listings is something agents covet. Why wouldn’t they? Homes in Northville, Mi. that are priced correctly and located in sought after neighborhoods are seeing multiple offers. Competition for a listing from multiple buyers is a listing agents dream. The sellers are thrilled and the agent is too, contingencies waived, offers above list price … you get it. The dark side to this type of market is real estate agents not being honest about what a home’s current market value is. Market conditions change gradually and that includes rising prices. They don’t jump up by for example $50k overnight. Properly pricing a home comes from studying the comps, current market conditions, condition of the home, location of the home etc. It does not come from an agent’s opinion of what it will sell for just because there aren’t other homes to pick from. Pricing is one of the most important components of a successful sale and if you get it wrong from the start it’s not going to be pretty for the seller.

I met with a seller a couple weeks ago and they were upfront that they were interviewing multiple agents. I expect pricing recommendations to vary and am never surprised if there’s a difference of $10k - $20k. Pricing isn’t based of a set formula and when that’s the case there will always be some type of variance. In this case however, I was blown away when the seller told me that there was a difference of $100,000 if they looked at the lowest price suggested and the highest. WHAT? I always try to put myself in the seller’s shoes and if you’re looking at your bottom line thinking you could have $100k more in your pocket I can understand why that would make you want to list with the agent that suggested that price. That’s a lot of money! However, the market prices your home and buyers resist overpriced homes, I don’t care how low inventory is. If there isn't data to back up the price you're headed down a costly path.



Telling a seller what we think they want to hear just to win a listing is beyond unprofessional and against the code of ethics. That said, it happens regularly and unfortunately is more prevalent with the current market we’re in. For the ethical agents this is frustrating to say the least. We have a responsibility to be honest and provide a realistic market value for the home. It’s not an opportunity to toss an outrageous price against the wall just to win the listing.

As a seller going with the agent who says they can sell your home for the highest price doesn’t mean you’re making the right decision on who is representing you. Your home is only worth what a buyer is willing to pay. Review the numbers each agent provides and ask them to explain how they arrived at their suggested list price. Agents who are recommending a realistic price will be able to go over every detail to show how they arrived at the price. Think about the cost of your home sitting on the market. I always compare it to stale bread – no one pays top dollar for stale bread. The longer your home sits on the market the less you’re going to sell for. Dropping the price until buyers see the value is a sure way for a seller to leave money on the table.
