4 Biggest Obstacles Homeowners Face When Selling a House on Their Own

When it comes to selling a home, most folks believe they can do it on their own. Whether they're trying to save money or simply want greater control over the process, these homeowners try to sell their homes without the help of a real estate agent; however, they often experience more stress than those that hire an agent. Here are four common challenges people face when they try to sell their home on their own:

Getting the Right Price

Many homeowners who choose to sell their home without a REALTOR® struggle with setting the price for their home and getting the most for their house. Because of their feelings and emotional attachment to the house, they're unable to price their home objectively, often valuing it for more than it's worth. When the price is too high, fewer buyers will be interested and the sale will take much longer.

Understanding and Performing Paperwork

Selling a home requires more paperwork than most homeowners think. If they have never sold a home before, some of it can be difficult to understand and complete. A real estate agent has the training to comprehend all the legalese and explain it to you. Plus, they can remove this unnecessary stressor from the selling process.

Selling Within the Planned Length of Time

Many homeowners underestimate how long the selling process actually takes. From getting your home ready for sale, to showing potential buyers, to the closing process, selling a house takes much longer than most people think. Homeowners may, in turn, set unreasonable deadlines for themselves and inevitably fall short.

Preparing and Fixing a Home for Sale

Before homeowners can even post their ad, they will need to make repairs and stage their home. This is an essential step that most homeowners overlook when selling on their own. Potential buyers judge the house by the photos posted with the ad, and if the photos don't show a clean and beautiful home, they will keep on scrolling.
There are so many more obstacles that come with selling your home if you choose to do it on your own. Make selling real estate easier and stress-free by working with a real estate agent!

3 KEYS TO SUCCESSFULLY SELLING YOUR HOME

by HOLLY HURD

What are the 3 Keys to Successfully Selling a Home?
When it comes time to sell your home, most home sellers want to sell their home fast and for top dollar. Really, who wouldn't? Selling a home has a lot of facets to do it right and no homeowner wants their house to linger on the market. But, I bundle those steps down into the 3 keys to successfully selling a home.
What are the 3 Keys to Successfully Selling a Home?
Step1 —>Preparation
This is the first step because the preparation of your home can also impact the ultimate sale price of your home.
First and foremost, every house should have a deep cleaning, thorough de-cluttering and be completely de-personalized. These 3 steps should never be skipped, on any home if you are looking for the maximum return on your home upon a sale. Not only will these have a huge return, they are all free! It just may require some time.
Next you are looking at if any major repairs need and should be done. To maximize your net proceeds upon closing realize you need to have the major systems and structure of your house in serviceable workable condition.
A pre-listing home inspection is a good step to take.
Fresh paint of a current neutral pallet will also give you large returns. Nobody will complain about a freshly painted neutral wall color. That is just one more item the home buyers can knock off their to do list.
Home staging is a big buzzword. Consider a home staging consultation. A home stager will certainly discuss with you the items above but will also make suggestion about "merchandising your home". merchandising your home will make it more appealing to the buying public. Home staging is about highlighting the attractive features of your home and downplaying the negatives.
Properly preparing your home is critical to maximizing returns. Not only are you providing a turn key property, you are increasing value and broadening the appeal of your home.
Step 2 —-> Pricing Your Home Properly
Getting the proper price on your home is the single most important factor in getting your home sold in a reasonable amount of time and for top dollar. It will also lessen your stress and frustration you will feel when your home is not selling.
Determining the correct list price for your home in most cases is pretty straight forward, but many times is clouded by misinformation and emotion.
Ways not to calculate value:
* -Listening to your no it all neighbor about what your house is worth
* -Listing at what the Zillow Zestimate calculates
* -Using your assessed value as market value
The proper pricing of your home is determined by data. The data will include recent, past history of similar homes that have sold in your area. Typically a real estate agent will prepare a comparative market analysis showing you the comparable homes that were used. There will be a value range with an opinion of where you fall in that range based on your homes criteria.
Overpricing your home will ultimately have a detrimental effect on selling your home. Proper pricing is 80% of selling your home. No amount of preparation or marketing will sell a home if it overpriced. You can get everything else right but get the pricing wrong and your home will stagnate on the market.
Step 3 —> Presenting Your Home to the Market
Presenting your home to the buying public is how you will market your home. Most of this will fall on your REALTOR with the systems they have in place.
While there is many aspects to marketing your home the single biggest piece of marketing is high quality photographs. Most of your marketing whether it is social media, the MLS, property brochures, etc... start with photography. It is key you have professional high quality real estate photography of your home.
If you make sure these 3 keys to selling your home are covered you will certainly have a successful home sale. If you miss one of these steps you could be in for a long haul.

April home - maintenance starts with first impressions

Spiff up the front entry
Few things say "spring" like freshening up the front entrance of your home. Try any or all of these improvements:
  1. Remove the doormat and sweep and dust the entry and all the way around the door. Clean the threshold with soapy water and a rag and gently wipe down the door.
  2. Take a hard look at the flower pots, furniture, plant hangers, toys, boots, shovels, brooms and tools cluttering the entrance; remove and store or throw away all but the most essential items. Wipe down porch and patio furniture.
  3. Stand back from the entry and decide what simple steps will most improve its appearance. A fresh coat of paint for the front door? Installing new house numbers? Adding two tall pots to flank the entrance (in colors that match or contrast nicely with the door)? Also consider painting the porch ceiling — a traditional color is blue, for the sky — or floor.
  4.  Replace the doormat with a new one. Use mats inside and outside each door. They’re not just decorative; they protect your floors from damaging grit.
  5. Replace rusted or ugly exterior light fixtures. Get inspiration from this slide show: "Fix up yourfront entry in one weekend."
  6. As soon as the weather permits and the wood has dried, repaint front steps with deck paint or other surfacing made for heavy traffic. Ask paint store professionals for recommendations. Take care to choose a color for the steps that works well with the house color and front door.
  7. Wipe down railings; sand, prime and repaint flaked, chipped or bubbled paint.
  8. Add another note of color by planting spring annuals in pots at the door, at the top of the steps or marching down the steps.

HOUSING INVENTORY

It is no secret to anyone who has paid attention to the housing market over the past year that the number of     "homes for sale" has dropped sharply.

New interactive maps such as the one Zillow has help show where the inventory declines have been the most dramatic.
For example, in Northville,Mi. where inventory was down in June by nearly 30% if not more from one year ago,the biggest decline if for the least expensive third of the housing market, where supplies are down 50%.  This reflects heavy demand from investors for cheep properties that can be held off the market and rented at a profit.

On the sellers side, most home prices below $250,000 are attracting a large number of offers and often exceed the asking price.  That's created a "dire" situation for home buyers. Any offer from an ordinary home buyer is typically going to be less attractive then the multi "all cash" offers from investors with few strings attached and no appraisal required.  Many ordinary buyers are coming away empty handed after submitting 10 or more offers.

Inventories are also low in some of the hardest hit markets those feared to have a large number of shadow inventory of foreclosed homes because many homeowners can't sell without taking a big loss.  That means markets with high levels of underwater borrowers, or those who owe more than their homes are worth, are perversely seeing fewer homes listed for sale.

For the nation as a whole, inventories were down by 20% on average from one year ago, but it was the middle tier that saw the largest decline in listings , followed by the top end and then the low end.  Markets that have seen less severe declines in home prices have seen smaller inventory drops.

HERE IS A LIST OF "12 DO NOTS " EVERY HOME SELLER SHOULD KNOW

1) Don't overprice your home.  It will cost YOU money!  Do not go with the agent that tells you your home is worth more then the market will produce.
2) Don't be surprised if the first offer on your property is the best offer you receive.
3) Don't let your property sit on the market too long before making a significant change in price (or it will get stale).
4) Don't think all real estate agents and companies are created equal...they are NOT.  Find an agent/company with a great track record and proven home marketing system.
5) Don't list with a real estate agent just because they charge the least or the most.  Look for the best VALUE.  Consider the company's track record with sellers and buyers.
6) Don't look just at the price the buyer offers.  Analyze the total package including buyer qualifications, contingencies, closing dates, etc..
7) Don't forget buyers will shop around looking for the best buy.  You are in competition with other sellers for your buyer's attention.
8) Don't forget that if real estate agents don't see your property as a good value, they will take their buyers elsewhere.
9) Don't believe those who tell you newspaper ads sell homes.  You need a COMPREHENSIVE marketing plan tailored to your property and your needs.
10) Don't make it difficult for agents and buyers to see your home.  Buyers want to look at their convenience.
11) Don't overlook the value of MERCHANDISING your home...make it look its VERY BEST!
12) Don't forget that you control the pricing of your home, how it looks and the overall marketing plan.  But it is the BUYERS who control value.  If buyers won't pay your price, the house remains yours.
