The Art of The Comparables


It’s the million-dollar question: What is my home worth? To figure that out, one of the main tools you and your realtor will use is nearby comparable sales that have occurred in the past year. But since no other home is exactly like yours, how do you find an apples-to-apples comparison?

Ask yourself this question: If my home wasn’t for sale, what other properties would my would-be buyer be considering? The answer to this question can help guide you to good comparable sales (A.K.A., “comps”). And finding accurate comps is critical since the home appraiser for your buyer’s mortgage lender will do the same thing. If your home doesn’t appraise for the agreed upon sale price, it’s likely your buyer will either hit the bricks or try to negotiate a lower sale price.

Ideally, you want to find homes in your specific neighborhood that recently sold—within the last 3 to 6 months—but if there aren’t any, start looking at a radius of one mile of your home, and go outward from there if necessary. Most professionals will not use a comp that sold more than a year ago since markets can substantially fluctuate during that time.

Try to avoid crossing major streets or into different school districts, since this can have a big impact on values. Also, be sure you’re looking at houses of a similar age to yours; older and newer homes may have dramatically different price points.

Finally, you want to find homes that are of a similar size and condition, with similar finishes and upgrades as yours in order to figure out an accurate price per square foot for your local real estate market.

COUNTERTOP STYLE

Choosing the right countertop can be a daunting task. It's an investment that can give your house the boost it needs, but you want to make sure you're making the right decision. Quartz is a great option because it doesn't require sealing and resist stains. Granite countertops require sealing, but are a very popular choice. Marble counters often need to be resealed, are  not very stain-resistant and scratch easily. Here are some other tips to help you with the process:

- If you're going with concrete counters be sure to hire a professional. Also, ask them for references from jobs completed at least a year or two ago. 
- Make sure you hire an installer that is manufacturer certified. If not, the manufacturer might not cover the work if there is a problem.
- Stone, concrete, butcher block, and the grout between tiles need to be sealed to resist stains. Some may also require resealing.
- Test  if it's time to be resealed by putting a few drops of wanter on the stone near the sink. Let it stand for 15 minutes. If the water doesn't stay in a bead it is time to reseal the counter.
- Clean stains as quickly as you can. Make sure you follow the care instructions or it could result in the warranty not covering it.
- Do all cutting on a cutting board.

HOUSING INVENTORY

         




           It is no secret to anyone who has paid attention to the housing market over the past year that the number of     "homes for sale" has dropped sharply.

New interactive maps such as the one Zillow has help show where the inventory declines have been the most dramatic.
For example, in Northville,Mi. where inventory was down in June by nearly 30% if not more from one year ago,the biggest decline if for the least expensive third of the housing market, where supplies are down 50%.  This reflects heavy demand from investors for cheep properties that can be held off the market and rented at a profit.

On the sellers side, most home prices below $250,000 are attracting a large number of offers and often exceed the asking price.  That's created a "dire" situation for home buyers. Any offer from an ordinary home buyer is typically going to be less attractive then the multi "all cash" offers from investors with few strings attached and no appraisal required.  Many ordinary buyers are coming away empty handed after submitting 10 or more offers.

Inventories are also low in some of the hardest hit markets those feared to have a large number of shadow inventory of foreclosed homes because many homeowners can't sell without taking a big loss.  That means markets with high levels of underwater borrowers, or those who owe more than their homes are worth, are perversely seeing fewer homes listed for sale.

For the nation as a whole, inventories were down by 20% on average from one year ago, but it was the middle tier that saw the largest decline in listings , followed by the top end and then the low end.  Markets that have seen less severe declines in home prices have seen smaller inventory drops.

HERE IS A LIST OF "12 DO NOTS " EVERY HOME SELLER SHOULD KNOW




1) Don't overprice your home.  It will cost YOU money!  Do not go with the agent that tells you your home is worth more then the market will produce.
2) Don't be surprised if the first offer on your property is the best offer you receive.
3) Don't let your property sit on the market too long before making a significant change in price (or it will get stale).
4) Don't think all real estate agents and companies are created equal...they are NOT.  Find an agent/company with a great track record and proven home marketing system.
5) Don't list with a real estate agent just because they charge the least or the most.  Look for the best VALUE.  Consider the company's track record with sellers and buyers.
6) Don't look just at the price the buyer offers.  Analyze the total package including buyer qualifications, contingencies, closing dates, etc..
7) Don't forget buyers will shop around looking for the best buy.  You are in competition with other sellers for your buyer's attention.
8) Don't forget that if real estate agents don't see your property as a good value, they will take their buyers elsewhere.
9) Don't believe those who tell you newspaper ads sell homes.  You need a COMPREHENSIVE marketing plan tailored to your property and your needs.
10) Don't make it difficult for agents and buyers to see your home.  Buyers want to look at their convenience.
11) Don't overlook the value of MERCHANDISING your home...make it look its VERY BEST!
12) Don't forget that you control the pricing of your home, how it looks and the overall marketing plan.  But it is the BUYERS who control value.  If buyers won't pay your price, the house remains yours.
