Home owners are moving every 5-7 years. Are you one of them?



Home owners are selling their homes and moving every 5-7 years. People buy their homes, and fix them up, spend time decorating and get emotionally attached to their homes. Yet, its been said, that home owners sell their homes every few years now.
People and families are interested in more modern amenities. Some outgrow their home and need a bigger home. Another reason could be a job transfer that makes them sell their homes. People that are now in a relationship and want to combine incomes to buy a home together, or an unfortunate split opting for a smaller home or condo. 
Over here we have the empty nesters, that would also consider a smaller home, or even a home with a main level master bedroom or one level home without stairs, thats easier to keep clean and maintain. A new trend is also for couples to live in close proximity to their families, to help with the kids and have support, or what now becomes the multi-family home, having their parents move in. 
Whatever the reasons are, and as simple as cashing in on the equity and buy a less expensive home, or pay for a college fund, home owners have different motiviations to sell their homes more frequently.

The holidays are here. Your clients are asking
if this is a good time to sell their house.
Should I take my home off the market until the spring?
Even though showing become fewer,
the ones you do get are more serious buyers.
Well the home might not be ready for showings!
It can help if you implement a 2-24hour advance notice this can
help with the stress of having to get ready for a showing.
Another thought is if your home is on the market
during the holidays there might be less compitition.
No matter what time of year, a home that’s priced well for
the market will surely sell no matter what time of year it is.
Turn up the temperature during showings

You know that song "Time is on my side" NO IT"S NOT when it comes to the Real Estate Market





The Market Waits for No One
Once you've been in real estate for any length of time, 
you start to familiarize yourself with concepts.

One HUGE concept in real estate is:
~Time is of the Essence~

When there are offers to present,
 deadlines to meet,
 there is no dilly-dallying about it.

~ Time waits for no one! ~
The real estate market waits for no one!
If you are not prepared to buy a home, the market isn't going to stop to wait for you.
Being prepared means to have a pre-approval in place.  And in fast-paced markets, a buyer should have a pre-approval that is underwritten, and going one step further have it property/price specific.
The real estate market is not going to wait for you to talk to a lender, apply for a loan, wait for it to pass the sniff test, have eight different members of your family tour . . . the market waits for no one.

Chances are, the property you are interested in 
is of interest to other buyers as well.
We are in a strong market in Northville, Michigan and its Metro areas.  If a house comes on the market, and it's the house you want to call home . . . the market will not wait for you. 
 The market waits for no one.
  • Have your financials in place  
  • Have your pre-approval in place
  • Have your earnest money ready to go
When working with buyers for the first time, I am prepared to get them the house they want to call home.  If they aren't . . . the market waits for no one.  We may lose a few until they realize time is of the essence, combined with a real estate market that isn't going to wait for them.

"HOMES" Are they more likely to sell during the holidays






A client posed this question to me last week, "Are homes more likely to be on sale during the holidays?"

There is no tried and true response to this question as the answers are as individual as the sellers and their personal motivation.  If the seller has tried for some time to sell and a good offer arrives during the holidays it will most likely receive serious consideration.  On the other hand, if the listing is not seasoned and a low offer is received during the holiday season it may not be looked upon with accepting eyes and thoughts.  When a motivated seller receives a serious offer from a buyer ready, willing and able to perform is when a property is most likely to sell.

When I work with end of the year buyers I encourage them to write a reasonable offer based on the location and condition of the property.  In other words, establish the value based on those factors, not necessarily the asking price.  Sometimes the two are very close and other times there is a gap that must be closed.  Knowledge and negotiations are crucial in achieving an acceptable outcome whether the offer is written in May or December.

If a property owner must dispose of real estate before the end of the calendar year due to tax consequences their motivation will be high if the property is still on the market in November.  This is the type of buying opportunity end of the year buyers love to find.  Again, the motivation is personal on behalf of the seller rather than the overall real estate market.

The end of the year is a popular time for companies to transfer employees.  I purchased a home in Rancho Palos Verdes while in town over the holidays on a house hunting trip.  This is a strong reasons for sellers to leave their home on the market over the holidays.  Real estate sales slow over the holidays but they certainly do not come to a grinding halt.
